Pitching the asking price just right is a real skill. Too high and you wont get any interest, too low and you’ll lose out on the property’s true worth.  We guide you by looking at comparable prices in the area. Buyers will look at the decorative and general structural condition as well as the future potential of the property.

2Choosing an estate agent

The biggest mistake people make is signing up with an estate agent who gives you the highest price. Don’t be fooled. Comprehensive local knowledge, a proven track record together with a competitive fee structure should all be high on your wish list.  But above feeling like you are dealing with fair and honest people is of the utmost importance.

3Show off your property’s potential

Potential buyers will come to view your property by appointment through estate agents. Make sure your home is clean and tidy, put laundry away, empty rubbish bins and declutter as much as possible.

5Accompanied viewings

ML Estates believe that flexible opening times are essential to maximize viewing opportunities. We know that most of our clients have to see properties out of office hours, so we organise accompanied viewings after work or at weekends. The safety of our clients is paramount that’s why we always accompany any potential buyers to appointments. It’s all part of the service.

6Receiving an offer

Our success is built on getting you the best possible price for your home.  There is a fine balance between being proactive and tenacious yet diplomatic and fair.  Once an offer is made we ask for it in writing and verbally, before doing all the relevant checks and proof of funds.

7Instructing a solicitor

If you need a recommended solicitor to help with your conveyance, we can help.  A conveyance is the terms used to describe the legal process you must go through when buying or selling a home.  Be clear on their charges before you start.

8Offer agreed

To minimize the risk of a purchase falling through, we contact the buyers personal mortgage adviser to confirm their financial commitment.
Once the sale has been agreed, we liaise between the two solicitors, preparing the memorandum of sale before writing to all parties confirming the details.
Your solicitor will prepare the draft contract while the buyer’s solicitor will start the preliminary checks. The Title Deeds and Lease will be checked and local searches carried out

TOP TIP
In England an offer is not legally binding until contracts have exchanged and your buyer could change their minds without any financial loss.

9Exchanging contracts

At this point, both parties become legally committed to the sale and if it falls through then the deposit is lost. Both parties sign the contracts and the solicitor requests the buyer’s deposit. A completion date is set and agreed by both you and the purchaser.
The completion date can be anything up to 28 days from the date of exchange.
