1We value your property

A lot of expertise goes into valuing a property.
We have an extensive database of properties in the area with statistics and prices of comparable properties.
We offer a free, no obligation and valuation service and advise you on a suitable asking price based on local knowledge over many years.

2Getting your property market ready

The first decision to make is whether to let the property furnished or unfurnished? Tenants want different things – some want empty and minimal others need every mod con possible. If letting the property unfurnished we recommend that the landlord provide a washing machine, cooker and fridge freezer, which are the basic requirements for all tenants.

3Marketing your property

Giving your property maximum exposure really gets results. We employ the services of a professional photographer to take photos and floorplans of every property to showcase them at their very best. We subscribe to Rightmove and Zoopla, plus we will display your properties on our website as well as showcase it in our office window.

4Getting an offer from the right tenant

Once we receive an offer we will update you with detailed information on all potential tenants. We do thorough rigorous checks on their employment status, credit history and a landlord reference.  We find out the period of time they wish to rent for and hold a one-week reservation deposit while references are being checked. Then it’s up to you whether to accept or not after the references have passed.

5Contracts

Once references are passed we will draw up the contract ready to be sent out for electronic signature via Docusign, tenants will sign it first then it will come back to you to sign and once you have signed it, then it will come back to us to execute. We then ask tenants to pay their first months rent and security deposit. The security deposit of 5 weeks is then transferred to the DPS (Deposit Protection Service).

6Move in date

The clerk will meet the tenants at the property to conduct the check in process. The meter readings will be taken and the keys handed to the tenant. If we are managing the property we will keep a set of keys at our office. The inventory will be sent to the tenant for them to agree and sign with any amendments highlighted within 14 days.

7Referencing and Inventory Packages

The Tenant Fees Ban 2019 became law earlier this year and came into force on the 1st June 2019. As we cannot charge tenants for any referencing fees or inventory fees moving forward, we have devised 3 packages for our landlords.

* Gold Package: £600 Inc VAT per Tenancy. To include all referencing through a professional referencing company like Homelet, Maras or Rentshield for upto 4 tenants, Full inventory reports with photos at the start and end of the tenancy, No contract charges, No fees for depositing deposit with the DPS.

* Silver Package: £360 Inc VAT per Tenancy. To include referencing for upto 2 applicants and contract fee, additional charges for more than 2 applicants will be £60 Inc VAT per applicant, Inventory report £168 Inc VAT, No fees for depositing the deposit with the DPS.

* Bronze Package: £300 Inc VAT per Tenancy. £60 Inc VAT per applicant for referencing, £168 Inc VAT for inventory report(in or out) £48 Inc VAT for registering the deposit with the DPS.

Based on the above, our best option is our Gold Package, as it covers everything during the tenancy and if you work the costing out over a 12 month contract equates to just £9.61pw per annum on a 1 year contract or £4.80pw over a two year contract.

These fees are additional to our rental fee which will remain the same as previous to our existing landlords and are negotiable to any new landlords.
